For several weeks in the Neyrpic commercial area in Saint-Martin-d’Héres, construction has been accelerating. His arrival is also highly anticipated by the promoting company Apsys after long legal battles. The reason: in these 7,500 m2the state-of-the-art cinema (six rooms, 1,250 seats) managed by the société Megarama had caused some people to talk.

The following were notably opposed: Pathé cinemas France, Pathé Grenoble real estate, Pathé Echirolles real estate, the Association of independent research cinemas of the Alpine region and the union of art repertory and experimental cinemas. They particularly questioned the installation of a cinema near other theaters.
The decision of the Lyon administrative court of appeal finally ruled in favor of Apsys at the end of 2025; while the construction work had already started in September 2025, as highlighted Anthony Moreaudirector of operations for Apsys.

“We wanted to preserve a materiality with metal, wood, because it is an old factory (dated 1953), so there was also brick, but this was put aside. We keep these materials, but with a much more modern interpretation“, adds Apsys, wishing to remain discreet as to the purpose of the building until the building permit is purged (i.e. until there is no longer any means of appeal). The building will be faithful to the presentation made to merchants in February 2026.
New building in Neypric: opening of the cinema in December 2026 and in spring 2027 for shops
Behind the walls, the 7,500 m building2 will therefore shelter cinema on an area of 4,000 m2 on the upper floors, intended for the general public. An agreement was signed, according to Lionel Schneider, with the Cinema Mon Ciné of Saint-Martin-d’Héres to distribute the films classified as arts and essays.
The rest of the surface, i.e. 3,500 m2will be oriented towards a commercial offer with medium-sized spaces for “new brands in the metropolis“, points out the director of the site. However, he does not wish to formalize any names due to the negotiations still in progress. However, he specifies that there will be no no catering offer.
“By December, normally, all the takers will be found. The leases should be signed and the stores will open in the spring, then at the start of the 2027 school year.”
As for cinema, it will open the December 17, 2026with no forecast of construction delays. The total cost of the project is estimated at 17 million eurosbut some questions persist regarding the installation on the roof of the 800 m2 of solar panels. Studies are still underway to answer questions about the weight of these installations.
