An Y-shaped alleyway
In the 14th arrondissement, Villa d’Alésia perfectly illustrates this type of place. This Y-shaped alley, located between rue d’Alésia and rue des Plantes, houses gardens, colorful facades, and artists’ studios.
High prices
Properties there are rare and change hands infrequently. Some families have lived there for several generations, limiting transactions significantly. According to the newspaper, prices remain high, with apartments around 10,000 euros per square meter, reaching over 12,000 euros per square meter with exterior space.
Recent sales demonstrate the sector’s attractiveness, such as a 36 square meter apartment sold for 375,000 euros or another of 57 square meters for around 700,000 euros. Exceptional properties can exceed 14,000 euros per square meter.
Houses, even rarer, reach very high prices, with some exceeding 16,000 euros per square meter. Despite the rise in interest rates, these places maintain their appeal due to their charm and tranquility.
These private streets continue to captivate, attracting walkers and architecture enthusiasts, while remaining shielded from the Parisian hustle and bustle.
